Auction Hero helps you research UK property auctions before you bid — track lots, classify postcodes, study past sale prices, and work out a sensible maximum bid. Seed data and map defaults are London-focused for now; you can add listings anywhere. Everything starts empty — head to Auction Listings to add the first lot you're researching.

Data management utilities for cleaning up old data
Remove all scheduled viewings. Use this after auctions have passed.
Move all properties with passed auction dates to Past Auctions (without prompting for each one).
Paste a JSON array of rows to bulk-add records. The whole batch is validated before anything is imported.
All current lots mirrored from the auction houses via AuctionClear. Filter, then promote the lots you want to track into Auction Listings. Reads the shared mirror only — never the source database.
Timestamped max-bid picks, logged before the hammer falls. Picks are permanent and cannot be edited or deleted — a revision is a new pick that supersedes the old one, and the full chain stays visible. This is the record of what we called, when.
Picks are permanent and cannot be edited or deleted. Revisions are logged as new picks.
Analyse how flats sell relative to guide price. Use filters to narrow by location, auction house, and date.

Every forward-log pick, joined to its realised auction outcome via the date-qualified seam. The latest pick in each supersede chain is operative and scored; earlier links show greyed and are never scored. Guide of record is the pick’s guide-as-seen (outcome docs carry no guide).
Selected lots, worked up before the hammer falls. Expected hammer is derived live from past-auction guide→hammer ratios (most-specific cell with n≥3 — workings shown). Confirming a bid writes a permanent Forward Log pick. Add lots from Shortlist → Tracker via “Select for bidding”.
Calculate the maximum sensible bid for each property based on its post-renovation market value.
Max Bid = Market Value × (1 - Profit Margin) - Renovation Costs - SDLT - Other Costs
Enter the Market Value Estimate for each property based on Zoopla/Rightmove comparables for similar renovated flats in the area.

Given a purchase price, this tool calculates your total costs and monthly payments across the bridging and mortgage phases. Select a property to auto-populate with its Calculated Max from Value Calc.
Quick reference for auction day. Properties are sorted by lot number within each auction session.
The Calculated Max comes from the Value Calc tab (Standard 20% margin). Set your My Max Bid – this is your hard limit on the day.
